The Vintage Subdivision (originally built as The Vineyards but later changed) is a great place to live. It is a planned unit development consisting of 100 homes with 60 detached and 40 attached townhomes. It was built in 3 phases and mostly constructed from 1984 to 1987. It is where I have lived since 1986.
I first started real estate sells full time here in the Napa Valley and this was my first attempt at a large project. The originally builder built and sold 4 homes in 1980/81 before falling on
financial difficulties and eventually the lender took the project back and had their in-house construction crew build out Phases I and II. Being a long time Yountville business owner I got wind of the bank wanting to sell the last Phase and approached Mark Power, his father Bob Power was the owner of Nut Tree, and he had immediate interest.
After about one year of back and forth, a group Mark put together completed the purchase of the then vacant 29 lots that was Phase III. After Town of Yountville approvals, they went on to built Phase III out and I purchased my home there. It was my first home and I tryly enjoy it till today. I went on to do many deals with Mark and must admit he was instrumental in establishing me as one of the top real estate professional here in the Napa Valley.
The Vintage is a great complex and has the best situated community pool in the Napa Valley plus some of the nicest common grounds. It is in the heart of Yountville and walking distance to everything. You know what this means, The French Laundry, Redds, Bouchon, Bottega, V Marketplace and on and on.

Phase I Vintage Subdivision, Yountville
This phase consists of 31 single family, detached homes located on Oak Circle and Heather Street. They are a mix of 1 and 2 story homes ranging in size from 1,460 to 1,920 sf (per the builders brochure) and are either 3 or 4 bedrooms. There are 3 floorplans and 4 modified plans (modified from the Gamay floorplan) with a spiral staircase and large loft area approximately 1,900 sf (per an owner in a prior sale). These were built approximately 1984 and sales prices have been in the $450,000 to $800,000 depending on condition. The Vintage Homeowner’s Association dues are $146 per month for 2012. These cover only common areas and the homeowner maintains the house and yard per the CC&R’s.
Phase II Vintage Subdivision, Yountville
This phase consists of 40 townhomes located on Oak Circle, Hopper Way and Carignan Way. They are a mix of 1 and 2 stories, only 4 single story. ranging in size from 880 to 1,323 sf (per the builders brochure) and are a mix of 2 or 3 bedrooms. These where built in approximately 1985 and sales prices have been in the $375,000 to $650,000 depending on condition and location. The Vintage Homeowner’s Association dues are $284 per month for 2012. These cover the common areas, roof, exterior maintenance and rear yard fences.
Phase III Vintage Subdivision, Yountville
This phase consists of 29 single family detached homes located located on Vintner Court and Colombard Way. There are all 3 bedroom, 2 bath homes, single story with 2 car attached garages of approximately 1,300 sf of interior space. They were built in 1986 and 1987 and current sale in the $450,000 to $650,000 range depending on condition and location. The Vintage Homeowner’s Association dues are $146 per month for 2012. These cover only common areas and the homeowner maintains the house and yard per the CC&R’s.
