I have been selling real estate here for 30 years and have seen several market cycles. The booms of the of the late 1980’s and the mid 1990’s and 2000’s; the busts of 2000-2002 and the recent debacle 2007 – 2011, by far the worst. The one thing that seemed to be a constant throughout all these, the number of homes for sale here within the cities and town limits of the upper Napa Valley.
It is just one of those things but about two thirds of my true Napa Valley buyers will not buy a property which is not north of the city of Napa. These homes bring more on average than Napa and it’s surrounds with the St Helena area being the highest, a full 30-50% premium being asked if you want to live there. Yountville fetches 25-40% more and Calistoga brings up the rear at 15-30%. This is based an apples to apples comparison of properties in each community.
The one very unusual fact happening here lately, the absolute lacking of homes for sale within the city limits for the up Valley communities. St Helena currently has 35 properties for sale, the norm 50-60; Calistoga 13, normally 30-35; with not one in Rutherford or Oakville where you would expect to find 1-2 this time of year. The only town bucking the trend, Yountville with 12 which is about the norm based upon past years.
So if you are looking to by here in the upper Napa Valley, you will need a great agent for the number of buyers are still here especially for those special properties.
