Probably the most asked question I get is what is the BEST BUY in Yountville? So, about once a month I am going to feature the property I currently feel is the best value here. Obviously this is a very subjective choice. But with almost 20 years of selling property here and nearly 40 years of living here, well I let you decide my credibility.
35 Forrester Lane 2 bedrooms, 2 baths, 1,069 SF, 5,227 SF lot, built in 1998 (tax records)
This home is located in Washington Park, built by the O’Brien Group, a subdivision of 90 homes built between mid 1995 to mid 1998. This was one of the most successful tract home projects ever sold in Town. There were 4 floor plans ranging from 1,047 to 1,805 SF; 2 br, 2 ba to 4 br, 3 ba; with 2 smaller single story homes and 2 larger two story units. The 1995 pricing was between $197,990 to $262,990 with such variables as lot size, location and 1 or 2 car garages affecting pricing. All these facts are per the original sales brochure and price sheets I have accumulated through the years.
From my MLS, recent comparable sales for 35 Forrester range from the high of $790,000 on 6/30/06 to $700,000 on 3/27/08. Given that 35 Forrester was previously listed at $749,000 for nearly a year and has been brought back on the market about a month ago for its current price, is the rational behind my choice. Plus, how popular and quaint Washington Park is, how many of the owners have upgraded their units either at time of purchase or through the years, and how Yountville is faring through these difficult times is why I have picked this as my BEST BUY.
