<p>For the San Francisco Bay Area March 2012 home sales reached their highest level in five years. March buyers purchased 7,694 houses and condos in the nine-county Bay Area, according to DataQuick, a San Diego-based real estate information service. That was up 9 % from a year earlier and the highest number sold for the month since 8,317 homes in March 2007.</p>
<p>The median price paid for all sales climbed 10 % from February to $358,000, but was down nearly 1 % from a year earlier. The median has declined on a year-over-year basis every month since October 2010, though last month’s decline was the smallest for that period.</p>
<p>The low point of the current real estate cycle was $290,000 in March 2009. The peak was $665,000 in June/July 2007. Around half of the drop in prices resulted from a decline in home values, while the other half reflected a shift in the mix of homes sold.</p>
<p>Foreclosures and short sales made up 44 % of the market last month, down from 48 %  a year earlier. In Napa County foreclosure and short sales accounted for 73 of the 136 sold, a 53.7 %. Absentee buyers – mostly investors – in March purchased 24 % the homes sold, down from nearly 26 % in February.</p>

			<content:encoded><![CDATA[<p></p><p>According to DataQuick, Bay Area home sales picked up in September from the same month a year prior but prices were down.</p>
<p>Sales were up 6.6% from the same month a year ago. As is typical, sales fell from August to September, down 10.2%, to total 6,749 homes sold last month. The median price for the region fell 7.6% from the same month a year prior and was down 1.4% from August, hitting $365,000.The median is the point at which half the homes in the region sold for more and half for less.</p>
<p>Foreclosures and other so-called distressed properties remain a big part of the market. Foreclosures accounted for 25.6% of the resale market last month, down from a revised 25.7% in August and 27.5% in September 2010. Short sales -– when the home is sold for less than the outstanding debt on the property -– made up 20.1% of the Bay Area market last month. That was up from 18.2% of August and 15.4% in September 2010.</p>
<p>Napa County&#8217;s faired a little worse than the Bay Area average for sales volumn: Sept 2010 was 118, Sept 2011 was 124, an 5.1% increase; and a little better than the average for median price Sept 2010 was $337,000</p>

<blockquote><p>The Bay Area’s housing market couldn’t shake off a slump in February with sales flat and prices falling. </p>
<p>The region’s median home price of $337,250 was down 0.2% from the month before and down 4.7% from February 2010, according to San-Diego based <strong>DataQuick Information Services</strong>. The median has fallen year-over-year for five consecutive months after 12 months of annual gains.</p>
<p>Home sales were up 0.5% from January but down 0.9% from February 2010. A total of 4,991 newly built and previously owned houses and condos sold in the nine-county Bay Area last month.</p>
<p>Distressed sales &#8212; foreclosures and so-called short sales, where a bank allows a troubled borrower to sell a home for less than the outstanding mortgage debt &#8212; accounted for just over half of the Bay Area’s resale market last month.</p>
